The client had already been quoted fourteen weeks by two suppliers. Their lease renewal was in six.
Two hundred and forty square metres of mezzanine, rated for palletised storage, inside a working warehouse that could not stop trading. The constraint was not the steel — it was doing the work around a live picking operation.
How we approached it
- Surveyed on a Sunday when the floor was clear, so measurements were taken once and taken right.
- Fabricated the frame off site while the structural sign-off was still in progress.
- Installed in three phases, each confined to one aisle, so picking continued in the rest of the building.
- Delivered load certification and drawings on handover, not three weeks later.
Result
Nine working days on site. The client added 240 m² of usable floor for roughly a fifth of the cost of relocating, and signed a lease renewal instead of a removal contract.
